We are a residential concrete company working in Eagan, MN, and we pour flatwork for homeowners: driveways, patios, steps, sidewalks, and garage floors. How We Bid a Job
Someone comes to the property, walks the slab with you, and looks at what is actually causing the problem rather than just measuring square footage. That usually means checking where water goes, where the downspouts discharge, whether the grade runs toward the house, and whether there is a tree in the picture.
Then you get a written estimate that lists what is included. Tearout, disposal, base preparation, thickness, reinforcement, joint spacing, and finish are spelled out separately. That way if you have a second bid in hand, you can compare the two line by line instead of guessing why one is cheaper. Estimates are free and there is no charge if you decide not to go ahead.
How We Build
Most of what determines whether a slab lasts happens before the truck shows up. We do not pour over old concrete, and we do not pour on soil that should have come out. Clean crushed rock gets compacted in layers and the grade gets set so water leaves the building.
Every exterior pour uses an air-entrained mix, a minimum of 4,000 psi on drives and aprons. Air entrainment puts microscopic bubbles through the concrete so freezing water has somewhere to expand. It is the single most important spec for any slab that has to survive a Minnesota winter, and skipping it is how cheap concrete fails in ten years instead of forty.
Control joints get cut at the right spacing and depth within the first day, because concrete is going to crack and the joint decides where. Then we clean up. Broken concrete, forms, stakes, and scrap go with us, and disturbed edges get soil and seed.
Why We Work in One City
Concrete is local work. What fails in a Dakota County backyard is not what fails on the Iron Range or down in Rochester. Working in one place means we know what the soil under these neighborhoods does in March, which streets get the heaviest plow salt, and why so many houses here have flatwork of exactly the same age.
Eagan grew fast from the late 1970s through the 1990s. That construction boom is why a huge share of the original driveways, walks, and stoops in town are all hitting the end of their service life within a few years of each other. If your neighbors are suddenly all getting quotes, that is why. A lot of our work is straightforward driveway tearout and replacement on those exact lots, along with garage floors that settled because the builder's fill was never properly compacted.
Licensing, Insurance, and What to Ask Any Contractor
We are licensed and insured, and we hand over the certificate before work begins rather than waiting to be asked. If you are collecting bids, ask every contractor these four questions:
- Is tearout and disposal included, or extra? This is where the cheapest bid usually hides.
- What is the base, and how deep? If they cannot answer, they are not planning to rebuild it.
- Is the mix air-entrained, and what strength? In Minnesota there is only one right answer.
- Can I see your certificate of insurance? Hesitation here is the answer.
What We Do Not Do
We do not resurface failing slabs with a thin overlay, because overlays debond under freeze-thaw and you end up paying twice. We do not quote over the phone without seeing the site, because a number that is off by thousands wastes your time and ours. We do not take a deposit for a slot we cannot actually fill. If the calendar will not work for you, we will say so and you can call someone else.
